    This is why we need to OWN.
    It's a tricky situation.
    Sis does not own that house. "You cannot be in someone's backyard without their permission."
    But the backyard does not belong to you.

    The brother could have knocked to let her know as a courtesy but I don't know if I would say he was wrong.
    After her initial shock she should have calmed down. She's being disrespectful to that man in my opinion.

    Right. If I were the brother I would have walked out on her ass. Don't disrespect me while I'm trying to fix something for you. Sistas are too loose with the lips these days. I would never speak to a brother that way.

    The landlord generally has a right to come onto the property or have others come on their behalf to make repairs.

    It should say in the lease agreement if any notification is required or not.

    When I rented my house I specifically specified that I could come on the property to make repairs without notice and that I could come to make general checks to ensure the property was being cared for properly.

    At the end of the agreement I didn't go out for the last 2 months. The tenants moved in relatives not on the lease agreement with their dogs and ruined the house.

    Ended up costing me over $50,000.

    In short if you don't want people to enter the property then you need to own it.

    Otherwise you don't really have a day because at the end of the day if you're renting you don't own the property.

    Two words: HOME OWNERSHIP

    • Tenant has a right to be concerned.
    • Tenant is an idiot.
    • Landlord should advise tenant before sending anyone to the house, it’s the smart thing to do.

    I say the only one innocent is the AC Repair man. As a landlord even IF you can legally send someone to your property without notification, why would you? Customer Service is #1 and having random people come onto or into your tenant-occupied property is not good business. How can you expect your tenant to take pride in the property if you’re always throwing it in their face that they don’t control anything?

    Sending a nigga over to fix the sink and he just walk in and say “Jay sent me, I aint gotta ask you ish” is bad. Now the tenant doesn’t feel like they even control their own living space. At that point they are just my roommate and I happen to be away from home every single day.

    There‘s also security implications, what If someone random is in their yard…now they have to think about if it’s one of the landlord’s folks or if it’s an intruder. If I‘m sending the AC guy, I’ma have tha AC Guy call my tenant and coordinate the best time to go.

    In CA the law states:

    Under California law, when an owner rents real property to the resident, the resident is entitled to exclusive possession of the premises, even to the exclusion of the owner or property manager of the premises. The California legislature has, however, recognized that there are legitimate reasons for owners and managers to enter the premises and therefore decided to regulate, completely, the rights and obligations of owners and residents in respect to entering the resident’s dwelling unit.

    Landlord can enter for repairs, smoke detector inspection and abandonment but have to give a written “Intent to enter“ notice and it has to give the tenant at least 24 hours of lead time. Only time you don’t need a notice of intent is in an emergency.
