It seems like most people my age can't afford to buy a house so I know plenty of renters. Some still live with their family even. I would like to own my place down the road but I feel like I should wait until I find a man and am ready for a family. I don't wanna buy a house and have to sell it or have him move in. Maybe I am too old-fashioned and stubborn in that sense.

Are you a homeowner or renter? If you own a house - what style is it and do you have a nice yard? If you rent - you in a house, duplex, condo, or apartment?

I'm currently living in a rented apartment and it's been at least 2 years of my living in the apartment. I have been working on so many projects that's going to enable my getting my own house at least in 2 years time max. There is always a sense of comfort that comes with owning your own house.

That is great! Having goals and that mindset will get a house in no time. What kind of house are you hoping to buy in 2 years?

Well, i would say, in this world, we are not in a d*k measuring contest! Everybody has his or her own time of owning a house. If you don't have one, you will have one in the future. Or maybe you will have a better thing, like a damn good business or something.

That said, renting is not always bad, especially if you can afford to pay rent. I am a renter. However, if you plan on staying in a place for a long time, rent-to-own is a better arrangement.

I have been in contact with Zillows Homes Real Estate and hopefully, I'm going to get some cheap for a bungalow. My budget is around $150,000 with the assistance of my wealthy uncle. In the next 2 years, I should be ready for the purchase.

Best of luck! I hope you find the right home for you and you can lay down some roots somewhere. If you end up with good land, make sure you make use of it! I think we all need to get our green thumb going. Especially with rumored food shortages coming this fall.

100 man. Renting is like having a managed living arrangement. I feel like the cost of the management is worth forgoing the equity in some occasions.

Renting an apartment, just moved out after college. Need to save up first before I think about buying. If I do buy, I’ll buy a condo in the city not a single family home.
How’s the market in the areas you’re looking? I’m thinking of moving away from MD to GA.

Seriously, that's a very good idea and I'm taking it hook, line and sinker because agriculture is something that's going be the next big thing.

Hopefully, what I would get is going to offer me the opportunity to have a portion where I can cultivate, even if it's vegetables, it's going to mean a lot to me.

Homeowner. Second time actually. Sold the first one.
3 bed. 2 Bath. 1519 Square Feet. 2 Care Garage. 5,663sqft lot with back patio.
Love it. Very nice area and neighbors are all pretty cool. Very quiet area.

I didn't want a very big yard. As you can see from the photo I just don't have time for lawn maintenance.

Homeowner here, I tried to follow my Dad's moves, he and all 4 of my uncles owned their houses by the age of 28, I was 29 when my wife and I bought ours.
it's worth having your own home but also very expensive. Over time you literally learn how to be a "handyman" when you find out how much stuff costs to replace or fix, you learn how to fix things, fast.

We rent a duplex right now. When this lease is over, we plan on moving into our dream home. Front & backyards are really nice.
The front yard is for flowers & Cherry blossoms. The back is for fruits & vegetables.
Surveyors are coming on Monday to make sure they're no gas lines were I'm tilling & that I'm only on our property.

I agree with you there. You have to learn how to be your own repair man.
Luckily for me my Dad used to always fix everything on his own, so I learned a lot from him growing up. Even now I call him to ask advice on certain things.

It's worth owning. It's expensive but you are buying piece of mind. I see all these videos of Karen's confronting guys in apartment complexes and condos.

If you are black a single family home is the way to go. It is safer and a lot more relaxed environment!

With the price of food growing vegetable isn't a bad idea. A healthy idea too!

My friend lives in an apartment complex that has a few people in it who are not shy about causing issues. The woman who is a complete Karen will always complain about noise coming from her apartment but she is quiet and hardly ever has anyone over. It is just her and her boyfriend living there with their cat! Then this one dude down the hall from her is always looking at her funny, like in a creepy sexualized manner. They are planning on moving out in the summer.

That's why having a single family home is such a blessing.
I see all these videos where white karens or brads walk up into peoples yard and I'm like why are you putting up with that?
    1. They are trespassing. Once you tell them to leave and they still there arguing if you pepper spray them or taser them that's not assault. It's protecting yourself. If you tell someone to leave your property and they refuse they are a threat at that point!

I had a tow truck come by once and was talking about towing my vehicle because it was parked wrong. My house has no HOA and the car is paid off. If he came onto my property it's trespassing. So I walked back in the house got my 9mm and pepper spray and said go ahead and tow it! He quickly left!

Having a house give you privacy but you have to be willing to protect and stand up for your property!

I keep telling her this. They need to invest in a house or at least rent a house. I know they are not in a position to be buying. They have been together for like 6 years now. I told her he needs to put a ring on it and they both need to work on buying a house already lol

I wouldn't wait to buy, if you can help it ... Depends on where you are though... Buy, watch the equity increase, then sell, even if only for a hot minute .. Iregret not having bought while I was single , when I could afford it .. now, it doesn't make sense (too expensive) ..

I feel with all these ppl from other countries coming in, it's a setup to price ppl out

Tbh my brother is living off grid as we speak he's living in a RV so you don't have to necessarily live off the land per se, he's traveling the country
Oh that's smart. I was thinking about having a house in the middle of nowhere but an RV may be a better bet.

I wanted to purchase an RV before moving to TX. Still wish I had & still want to. Especially for camping, hunting, fishing & road trips.

My goal is to be paid off by the time I retire. If that works out then I'll be straight.

Either way I should be good though. I'll have enough retirement income to keep paying.

Worse case scenario is I'll withdraw my 401k at the end and pay it off.

I'm wanting to avoid that though.
Sounds like you living right my brotha

I think this may be the top of the market so it may be risky to buy.

Yeah that's true. Depending on how the market goes you could end up in an upside down mortgage.
Yeah dude…I don’t see how we don’t fall into a recession and when that happens we should see some adjustment in housing prices. There’s a 2 bed 2 bath house 1300 sq ft a block away from me going for $860k and they just dropped it $50k. Housing here in So. Cal. is stupid.

Possibly, in certain areas definitely. I'm a gambler though :) seriously, I heard that housing usually lags a market crash by about a year, so I would roll the dice .. Again, depends if your area can support the price increases (5*wages)

Here in Texas the prices are going up. So the likelihood here is that you'll build a lot of equity quick.

The question is will it hold.

I gained $50k in equity in under a year. Hopefully it maintains. I don't plan on selling or anything but it's good to know that if I want to I'd make money out of the deal.

For a residence I can see this but for an investment you can lose your trousers in a market like this. But to each his own, you sound like you know what you're doing.

Yup, that's the question...WILL IT HOLD? I don't like how in American culture we lean on "unrealized" or what I call "fake numbers" too much. Equity ain't real until you sell. Until then it's a number you fling around but it doesn't really mean anything. Like people say "you never lose with a house because of equity" that's bullcrap. You cannot control equity which is why SFRs should be looked at as living expenses and not investments.

Yeah, that's a special market lol ... This potential way is dragging it down, but if you buy at a discount ie what you think is a bottom for your area, that's a good strategy

Outside of the city where you're about 2 hours away from where everyone works the houses are more reasonable...

I know, right ! It's all funny money! Fiat, credit, ghost cash ... Yeah, different schools of thought .. if you get both, the best of both worlds .. buy a sfr or 4plex to rent and live ... We gotta get our 40acres by any means necessary

The Californians are hitting you all hard. Dallas, Houston, and Austin are going to be unrecognizable in 20 years. Going to start turning the state purple.

I want to buy a 4Plex but they start at $1.2M and I don't see how you can cash flow on that without putting down 30%. Then chances are its in the hood so you'll have this shitty tenants that break everything. You get that 3AM call..."Ok how the hell did Joscina break the hot water heater again...da fuq?" Evictions take a helluva long time too.

Yeah that's true. Depending on how the market goes you could end up in an upside down mortgage.
What goes up(side) , must go the other way at some point, that's how I see it

If it's been on the market for a while, or somehow distressed, see if you can get a discount ... Then find an asset based lender who will lend on asset bc of the equity ...also, you can get a property manager .. Lots of ways ...btw I just know about this, ..my plan for the rest of the year .. Section 8 or Special needs, but yeah, those aren't good margins either way with that pricepoint lol

I'm not buying anything in this market too many things that can go wrong. Property Manager taking 10 - 15%, expenses, etc. I don't have enough capital to make it do what it needs to do. I'm going to see if there is a market correction in the next year or 2 and see if I can jump on a duplex or so.

Got a ways to go before that happens. There are a lot of rural towns that vote almost exclusively Republican.

On top of that a lot of the Mexican immigrants that are coming in vote Republican also. Either that or they're smart enough to just not vote at all.

A lot of the people that are moving here from California are Hispanic and they vote Republican.

My wife is Hispanic, but I'll be the first to tell you that Hispanics, Mexicans, and Puerto Ricans can be some of the most anti-black racist people you will meet. Some of them are even worse than the white people.
